Real Estate Development Lead

Company: BARITA 

Investment holding company with offices in Kingston, Jamaica and Miami, is contracted to developapproximately 2,000 acres of prime property in Jamaica. The Real Estate Development Lead will actively prospect and establish partnerships with key stakeholders, oversee developments plans and execution activities for all development lands held or managed within the Cornerstone Group and its affiliates. The role will include oversight of all aspects of development, including negotiations with partners and co-developers, consultant management, financial review and ultimate project oversight of construction.

Reporting Structure: The post is a senior manager position with business line responsibility that reports directly to the Chief Investment Strategist & CEO Real Estate & Alternative Investments and any committees that have governance responsibility for oversight of real estate developments.

Main Responsibilities

  1. Managing the planning, design, bidding and construction phases to ensure that projects are within agreed schedule, standards and financial metrics.
  2. Recruit, hire or contract and manage development professionals, including project managers, engineers, architects, among others.
  3. Determine and procure resources required for the completion of development plans for parcels of land as per agreed prioritization schedule. Negotiate contracts with suppliers, service providers and consultants.
  4. Actively engage with resort and commercial developers that undertake projects within the Latin America and Caribbean regions and achieve commercial agreements for co-development opportunities.
  5. Establish relationships with major brand operators, especially business development functions for the region, with a view to generating explicit interest in intended developments.
  6. Support Chief Investment Strategist and Investment Banking Unit in structuring of development opportunities and engagement of investors and funders for projects.
  7. Ensure an appropriate risk management and compliance framework. Identify and formulate a framework to actively mitigate against risks within the development process. Ensure compliance with required regulations and obtain necessary permits and approvals.
  8. Provide positive stakeholder engagement and maintain the Group’s reputation through promotion of sustainable development practices and deliberate efforts to reduce
    environmental impact. Ensure appropriate safety and stakeholder communication frameworks are in place.
  9. Establish and maintain a robust control and report framework to ensure adequate reporting to internal stakeholders and efficient and effective use of resources.

Key Performance Indicators

  1. Development plans and budgets that will credibly achieved desired return on capital and risk profile.
  2. Execution of development projects within budget and scope , while enhancing the corporate profile of the Group.
  3. Establishment of relationships with major developers and financiers within the resort and commercial real estate sectors within the Caribbean.
  4. Positive relationships with environmental, local government and other approval authorities.

Minimum Required Qualification and Experience

  1. Bachelor’s degree in Engineering, Architecture, Construction Management, Urban Planning, Real Estate Development or a related field.
  2. Professional Certifications: Relevant certifications such as Professional Engineer (PE) licence or Project Management Professional (“PMP”) is advantageous.
  3. Familiarity with energy efficiency standards and other environmental and social responsibility standards.
  4. At least 10 years experience in real estate development and construction management . Track record in formulation and execution of real estate development projects, preferably resort developments.
  5. Strong relationship management skills and demonstrated experience in negotiating with senior business executives, government officials and financial institutions.
  6. Familiarity with development approval process and contractor management within the Caribbean or Latin America.
  7. Demonstrated ability to establish and dynamically manage teams, including in house personnel and a varied range of professional service providers and consultants.

Working Environment

  1. Candidate will be required to operate outside regular office hours on a frequent basis.
  2. Candidate will be exposed to construction sites and undeveloped land that will create heightened safety exposure.
  3. Candidate will be required to travel at short notice on occasion.
  4. High stress periods to achieve designated deadlines and to prioritize competing critical matters.
